Completed in 2009, 700 Sixth Street was one of DC's first LEED Platinum Core and Shell (CS) Certified office buildings. In 2014, it also earned LEED EB O&M Platinum certification. The property features an expansive green roof (the largest on a private sector building in DC at the time it delivered), for which it received a grant from the Chesapeake Bay Foundation's Green Roof Incentive Program. The property's high standard of sustainability was achieved without compromising design, competitive budget, quality of space, or interior use options, and the alignment of these initiatives with the green policies of law firms, associations, and lobbying organizations was one of the factors that led to the building being 81 percent leased within five months of completion. This success in turn contributed to the asset's overall desirability as an investment, and the property was acquired by USAA in June of 2011.
